Manager Minute

It's important for managers to be flexible, said Glenn Gidley, property manager at Grove East rental community in Plantation. It enables a person to react quickly when and where needed. Managing is also about giving direction and being a mentor as well as conveying the company's mission by setting examples and being a good communicator, he said.

Gidley is responsible for overseeing marketing and leasing for the rental property that features one- to three-bedroom units, pools, a clubhouse and common areas.

He began his career by "learning every facet of the business," Gidley said. His responsibilities have included handyman and maintenance duties, to locating rentals for clients, leasing and on-site management. Being well versed in tenant laws and his willingness to travel has enabled him to hold regional positions, and obtain multi-state experience.

Communicating with the bosses: Be solution-based in your approach, be upbeat and positive and work to develop a good rapport.

Management lesson learned: Stick to company policy.

Measure of success: It goes back to the staff — you're as good a manager as they are successful from residential occupancy to retention to morale and teamwork.

Employee development: Increase the level of involvement from one project to the next.

What makes a lasting impression: An upbeat personality.

Job candidates: Be well-spoken and have a willingness to step up and go beyond what the job requires. Be well rounded and have a sense of humor.

Conflict resolution: Look at both sides of the story, and get everyone back on track.

Team building: We have weekly meetings to keep everyone on the same page and in the loop.

Employee retention: In this business it's market-driven, someone who reports to you, could be your boss in another company or region. Provide opportunities when possible. Be open and honest.

What I've learned from my employees: Be flexible.

Advice: There's no such thing as black and white.
